Project overview
Cladnation was appointed to undertake an intrusive survey of the seven-storey residential building and subsequently develop the design solution for the required cladding and brickwork remediation works.
The challenge
During the investigation, it became apparent that the existing windows were being supported by the outer brickwork.
The brickwork itself was in very poor condition and required removal. Removing it without an alternative means of supporting the windows would have brought the windows into the remediation scope, significantly increasing the complexity and cost of the project.
Our solution
To avoid unnecessary window replacement and reduce the overall project cost, Cladnation designed a bespoke steel support frame.
The frame will be installed progressively to support the existing windows, enabling the defective outer brickwork to be safely removed while retaining the windows.
The existing façade will then be replaced with a Downer slab-to-slab framing solution, together with a James & Taylor Barracuda brick slip system.
This approach provides a coordinated solution to both the structural and façade remediation requirements while minimising the extent of additional works.
Result / current status
Through detailed design development and collaborative working with the client, manufacturers, designers and other key stakeholders, the proposed remediation solution has been developed ready for submission to the Building Safety Regulator (BSR) as part of the Gateway 2 approval process.
